The challenge here is in finding the Inherited Home listings.
This is also an opportunity for you. Other niches in real estate are easy sources of leads, such as expireds and FSBOs. Almost every agent out there is calling those same leads.
Inherited homes take a bit more effort. More work could mean less competition for you. Most agents want quick listings. Time is money, so very few will take the time to really dig into searching for leads. Most agents are going after the same people and actually making their jobs harder.
I’m going to tell you a quick story to show you why you need to be willing to dig for these leads.
There was a man named R.U. Darby. About 150 years ago, he caught wind of a big gold rush and headed West. He went out with a pick and shovel and after quite a bit of digging, he hit gold.
He went out, bought the machinery to bring it up to the surface and ended up having one of the richest gold mines in Colorado.
One day, he was digging, and his vein of gold was gone. He kept digging but couldn’t find it again. So he gave up. He sold his equipment to a junk man and headed back East with the riches he had acquired.
The junk man decided to try again. He found an expert who knew how to find gold. The expert came out and told him to dig three feet deeper than where Darby had been looking.
He took the information, dug a little deeper and made millions off of the gold mine. It wasn’t any more difficult for him than it would have been for Darby. All it took was a willingness to learn and a bit of patience.
The same applies to inherited homes. You have to be willing to take the time to dig a little deeper to find the leads. The gold is there. It may be a bit challenging, but in the end, it will be worth it.
