How long have you been a realtor?
Tim:

 

13 years.
Smart Agents:

 

When did you sign up for the book leads program?
Tim:

 

I’ve had my books for probably two weeks now.  
Tim:

 

I signed up probably early December but with all the holidays and stuff it took a little bit to get the books so yeah a couple of weeks now.
Smart Agents:

 

What drove you to sign up with us?
Tim:

 

I’ve been toying with the idea of a book for awhile and I found this product. It was perfect. It was something that I could use to stand out in my market.
Smart Agents:

 

How many lists you said you got using the books?

Tim:

I’ve only been on one listing appointment in the last two weeks and I got it. I was going up against three other agents and the client said it was the book that made the decision easy to handle.

Smart Agents:

 

Can you describe that situation in detail–?
Tim: It was someone that called me off of a postcard from a just sold. I had maintained contact with them for a few months.

They called me, at the time I met with them I didn’t know he was meeting with other agents, but I had the book with me. I handed him the book and said, “this is my book and it’ll probably help you get your house ready to get the most money.”

 

He took it home to his wife. This was an investment property that he was selling so he took it home to his wife and they literally canceled two other agents that they were supposed to meet with and called me up and said I was hired.

What book was it?
Tim: The “How to Sell Your House for More Money”.
Smart Agents:

 

Yes. Is that the place that you’re on your way to right now?
Tim: Yes it is.
Smart Agents:

 

How successful have you been the last six months to a year before the book leads program?
Tim: Before the book leads? The last two years I’ve done 37 transactions each year.
Smart Agents:

 

What was your primary form of marketing then?
Tim: I do Facebook marketing. I do post cards. I walk neighborhoods with a door hanger offering x amount of value which I’m now changing my door hanger to incorporate the book on the back side.
So if they want a book I can send them one. I’ve done well. I think I have about 12 million in value in the last two years. I’m hoping to keep that 12 million going and possibly pushing it up to about 20 million.

You just started the touch product but what other plans do== you have to use the books to separate yourself from that?

Tim:

Do lots of open houses and actually I did an open house last weekend and I had the book sitting out on the counter and a neighbor came in and said, “wow. These guys really stage the house nicely.”

 

I said, “well the sellers still live here.” She goes, “well it doesn’t look like it.” I said, “well, I gave them my book and they followed my instructions and this is why the house looks this way.”

 

She said, “you have a book?” I said, “I do.” And she took it. She said she’s going to be getting ready to list her house in about three months. I’ve got her contact info now and she’s off with the book hopefully fixing the house up.

That’s awesome. Do you have anything else that you just want to add about the program or anything else that we offer?
Tim: You know, keep up the good work. So far, I’m very happy with the … especially the quality of the book. I ordered a smaller amount the first time just because I wasn’t … I wanted to see the quality. Once I got the books in my hand, I immediately placed an order for 1300 more books. I’m planning on getting those out for everybody.

One of the best methods we use at Smart Agents to separate yourself is books. Books have a huge perceived value. They don’t get thrown away.

They can get tucked away somewhere, but most people aren’t going to toss them in the trash. They’re worth something, and they’re worth something to the author’s name.

Do this and you will position yourself as the authority in your market. When you give away your book, it will separate you from your competition. That’s how a smart agent thinks!
