How to do it: Follow the steps below to get these listings. We will build more “in-depth” training on each of the steps soon.
Step #1. Research the leads. Here is how to do that:
- I’d drive around the area you are looking to target. Write down the address of any homes that would be a teardown candidate. (This is also a good time to identify any Vacant Homes.)
- Research the property owner’s name and address on the public records. You can usually get that information from the County’s Website. Just Google, “CountyName Property Search.”
- You can find the owner’s phone number on WhitePages.com or Intelius.com.
Step #2. Mail a copy of your book to the property owner.
Step #3. Follow up on the book you sent out and ask the owner if they are thinking of selling. Many owners are open to selling – provided they can get the right price. If necessary, do a CMA and let them know what you can do to help them.
Step #4. Try and double side the sale. Oftentimes a builder will be interested in buying the teardown and building a new house.
You can find these builders by searching for recent new homes sales in the MLS. Contact them directly and see if they are interested in your listing.
