Case Study: An agent I know just made $10,000 selling one of these. People rent their house because it’s a bad time to sell. Then, when the market recovers they sell it.

How to do it: Follow the steps below to get these listings. We will build more “in-depth” training on each of the steps soon.

Step #1. Research the leads. Here is how to do that:

  • Pull up closed rentals in your MLS. Look for homes that were rented out about 8-9 months ago.
  • Research the property owner’s name and address on the public records. You can usually get that information from the County’s Website. Just Google, “CountyName Property Search.”
  • You can find the owner’s phone number on WhitePages.com or Intelius.com.

Step #2. Mail a copy of your book to the property owner.

Step #3. Follow up on the book you sent out and ask the owner if they are thinking of selling. Many owners are open to selling – provided they can get the right price. If necessary, do a CMA and let them know what you can do to help them.

Step #4. Follow up until you get the listing. This niche is similar to FSBOs. Many sellers will wait to list their home. So, you have to follow up consistently until they list with you or someone else.
